Centipedegrass evolved on poor, acidic soil and it is happiest at a pH somewhere between 5.0 and 6.0 — precisely where most untouched Leon County soil already sits, which is why nobody has to lime it and why liming it hard is one of the fastest ways to ruin it. Push the pH up and iron becomes unavailable, the lawn goes pale and yellow, and the owner does what people always do and applies more fertilizer, which makes it worse. Overfeeding centipede produces thatch, then a spring collapse commonly called centipedegrass decline, where large areas simply fail to green up after winter. The treatment is restraint. Roughly one, at most two, light nitrogen applications a year, potassium in late summer, and a mow height of one and a half to two inches. We install TifBlair and common centipede. Common centipede is the standard, cheap, apple-green lawn that half the older neighborhoods off Miccosukee Road are already growing. TifBlair came out of the University of Georgia breeding program at Tifton, establishes faster, holds colour later into fall and has better cold tolerance, which is worth paying for in a zone 9a city where a hard freeze is a normal winter event rather than a headline. The honest trade-offs are real. Centipede has poor traffic tolerance and slow recovery, so it is the wrong grass for a back yard that hosts a dog, a trampoline and a weekly football game — that yard wants Bermuda or Zoysia and we will say so. It has shallower roots than Bahia and shows drought stress sooner. It has middling shade tolerance, better than Bermuda and Bahia but well short of Palmetto St. Augustine or Zeon Zoysia. And it does not like alkaline conditions, so if your lot has construction lime, an old mortar pile or concrete washout buried under the topsoil, the soil test will find it and we will steer you elsewhere. Pests are the other half of the story. Two-lined spittlebug is the classic centipede insect in this part of Florida, thriving in the thatch of an over-watered lawn and leaving stippled, purple-streaked blades in mid-summer. Ground pearls show up as slowly expanding dead patches in sandier soil and there is no reliable chemical cure, which is a sentence very few lawn companies will put in writing. Large patch hits centipede in cool damp autumn weather, usually on the lawns that got a late nitrogen application they did not need. Install is the same discipline as any sod — strip the old lawn, correct the grade, break the clay, lay tight staggered seams, roll for soil contact — but establishment is slower than St. Augustine, so the seams matter more and patience matters most. What you get in return is a lawn that costs less to keep alive every year for as long as you own the house.
