Once the elevations are known the answer is usually one of a handful of things, often in combination: a graded surface swale, which is the cheapest and most durable option where there is room; a French drain where subsurface water and a saturated lawn are the issue; catch basins and solid pipe to a street outlet where surface water needs collecting fast; a channel drain across a driveway apron currently sending water into the garage; or, where nothing drains by gravity, a sealed basin and a pump with a proper discharge line. Sometimes the answer costs almost nothing. A surprising number of wet-yard calls turn out to be downspouts dumping thousands of gallons against a foundation a few feet from the low spot, and extending them past the bed line into a solid pipe run solves it for the price of a service call. We will tell you that rather than selling you a trench you do not need. Build quality decides whether a drain lasts. Fabric has to wrap the rock completely so silt cannot migrate in and blind the void space, and on clay that silt is fine enough to do it fast — this is exactly where cheap installs fail here, because clay fines plug an unwrapped drain in a couple of seasons. Rock has to be washed. Pipe has to be laid with the perforations facing down so water enters from the water table upward. Fall has to be consistent along the whole run. Done right it works for decades. Done wrong it silts up in three years and the yard is wet again. We also handle erosion repair on the other half of the problem: filling and stabilising gullies cut down clay banks, armouring outlets so a drain does not simply move the erosion to the neighbour's fence line, and terracing where a slope is too steep to hold. Afterwards we regrade and re-sod over the trench so the lawn looks like nothing ever happened.
